1. Scope
The following terms and conditions apply to all rentals of the holiday properties and for the duration of the rental agreements mediated by Espiral Azul, Ltd., Rua Dr. António dos Santos, 16, 8400-252 Lagoa-Ferragudo, Algarve, Portugal, hereinafter referred to as E.A. All the holiday properties are owned by the same person and E.A. is the exclusive representative.
2. Services
The scope of the contractual services is in accordance with the service description transmitted and agreed upon via phone or by e-mail, and also in accordance with the information folder given to the client upon arrival.
Depending on the arrangement agreed upon, guests who arrive between 7 a.m. and 11 p.m., will be met on the premises, where they will be shown around and will receive the keys of the property booked.
Guests who arrive outside of these times will be charged an additional fee of € 20.
The holiday property may only be occupied by the number of adults and minors indicated in the booking confirmation. For any infringement of this, the guests concerned must vacate the property immediately.
Pets are not allowed.
All rooms are non smoking.
The agreed dates of arrival and departure are binding. On the departure day, we ask guests to vacate the rooms by 10.00 a.m. to allow a thorough cleaning for the next guests.
3.Prices
All prices q\uoted are final prices in Euros including statutory VAT as well as payment for electricity, water, gas, bed sheets and towels (this is NOT valid for long-term rentals).
There are no cleaning charges.
4. Payment
An advance payment amounting to 30% of the rental price is due upon conclusion of the contract and receipt of the booking confirmation in writing.
The remaindermust be paid within six weeks before the rental period commences.
Where bookings are made within the six weeks prior to the rental startdate, the full price is due immediately upon registration. Please make your payments payable to:

E.A. isues clients with an invoice for each contract. For every incoming payment, clients can request a receipt in Portuguese, which can be translated for a fee of € 25 and certified by a notary.
5. Cancellation of the contract by the client
The client has the right to cancel the contract prior to the start of the tenancy.
The date of receipt of the cancellation by E.A. is binding.
Notice can be given in writing or orally.
If the client withdraws from the contract, E.A. has the right to claim adequate compensation for costs incurred and loss of profit.
We absolutely recommend taking out travel cancellation insurance.
Cancellation fees are as follows:
- up to 90 days before the rental commences: 20% of the rental price
- up to 30 days before the rental commences: 50% of the rental price
- less than 30 days before the rental commences: 80% of the rental price
- on the day of arrival: 100% of the rental price
6. Damage to the holiday property
The client is obliged to report to E.A. without delay any damage to the holiday property (see section 8).
The client is liable for any damage they may cause to the holiday property. Costs must be paid on site.
7. Warranty / damage compensation
The client has the right to claim redress for any incomplete or insufficient service.
Provision will be made of a substitute service of the same value.
Complaints regarding the rental property should be made by the tenant without delay and on site (see section 8).
After the end of the tenancy, claims can only be considered if the client was unable to adhere to the deadline for reasons beyond their control.
